The Baton Rouge area is more than one city. These are the four places we're asked about most, with where they sit and how far they are from downtown. On the call we'll help you narrow it down to what fits your commute and budget.
Louisiana's capital and home to LSU and Southern University, on the Mississippi River. Downtown, the medical corridor and most major employers are here.
The parish's largest city, right on I-10 between Baton Rouge and New Orleans. Known as the Jambalaya Capital of the World, with Tanger Outlets and plenty of new retail.
An unincorporated community between Baton Rouge and Gonzales along Airline Highway and LA-73, with lots of newer subdivisions and new construction.
Just east of Baton Rouge across the Amite River on I-12, with the Denham Springs Antique Village downtown and new construction around it.
Mileage is approximate, by road. Drive times change a lot with rush hour and the I-10 and I-12 corridors, so we'll map your actual commute with you.
A few things work differently here than where you're coming from. None of them should scare you off. They just belong in your budget and your homework.
Every property sits in a FEMA flood zone. If a home is in a high-risk zone (A or AE) and you use a federally backed mortgage, your lender will require flood insurance. Many buyers outside those zones choose to carry it anyway.
We look up the flood zone and elevation info on every home before you tour it.Homeowners insurance is a bigger part of the monthly payment in Louisiana than in many states, and it varies with the home's age, roof and location. Flood insurance through the NFIP usually has a 30-day waiting period before it takes effect.
Get quotes while you're under contract, not the week of closing. If the home is your primary residence, Louisiana's homestead exemption exempts the first $75,000 of its market value from most parish property taxes (city taxes can still apply to that portion). You have to apply with your parish assessor after you buy. It isn't automatic.
We'll remind you to file after closing. The Atlantic hurricane season runs June 1 through November 30. Many homeowners policies here carry a separate named-storm or hurricane deductible, often a percentage of the coverage instead of a flat dollar amount.
Ask your insurance agent how your deductibles work.Buyers have more homes to choose from and more time to decide than they've had in years, and there's room to negotiate on many homes. We'll show you how to use that without overpaying or losing the right house.

Not at all. The earlier you understand the areas, flood zones and insurance, the better your plan. We're happy to just answer questions until you're ready.
Yes. We tour homes and the streets around them on live video, send recorded walkthroughs, and handle inspections and closing details locally.
Our focus is helping people buy, but if you want to rent first while you learn the area, tell us. We'll point you in the right direction and stay in touch for when you're ready to buy.
That depends on your commute, budget and what kind of home you want. We'll lay out the facts for each area, like drive times, flood zones, taxes and new construction, and you decide what fits.
Not always. We'll talk through your options, and if you're selling, we can connect you with a trusted agent where you live now.

Two agents for the price of one. We'll be your eyes and ears here until you arrive, and your neighbors after.
